BER Terminology Explained :

BER. Building Energy rating = Energy Label for dwelling.
EPBD. Energy Performance of Building Directive. Implemented by the Department of the Environment and Sustainable Energy Ireland
DEAP. Dwelling Energy Assessment Procedure.
Types of Assessments Available: Provisional duration 2 years, and Full duration 10 years. See Quote!!
For what: Buildings both “For Sale” and “For Lease”
How much: Depends on building type, i.e. complexity and size.
From when: All domestic dwellings from January 2009. It’s the law now.
Penalty: For Non compliance fines of up to € 5,000.00 + 3 months imprisonment.
Issuing Authority: Sustainable Energy Ireland.
Controlling Authority: Local Building Control Officers.

A. Do I really need a BER Certificate now? Yes, there are severe penalties in place.

B. Can my Estate Agent do my BER Assessment? No it would be a clear conflict of interests.

C. Who can do my BER Assessment? We can, as Independent Assessors registered with SEI.

D. How long does it take to complete a BER Assessment? Usually 7 days from date of survey.

F. How is a BER Assessment done? 1.New building: From architect’s drawings.
2. Existing building: On site detailed survey by assessor.

G. How is the result on a BER Certificate calculated? Inputting calculated data into DEAP software.

H. What’s happening right now? Building control officers are carrying out spot checks across the entire network to ensure conformity with the leglisation. Estate Agent’s premises are being visited to seek out validation in relation to BER certification when buildings are offered for sale or lease.
